Tenant improvement work lives or dies on the sub who actually shows up and finishes clean. We self-perform the core TI trades. Carpentry, framing, drywall, ACT, doors and hardware, paint, and punch. That keeps the schedule off the mercy of a sub network for the work that drives the critical path.
What we do on TI projects
- White box to full out. Office, retail, and light-industrial tenant improvements.
- Single-tenant and multi-tenant. Buildouts, renovations, and demising work.
- Self-perform core trades. General carpentry and rough framing, selective demolition, doors, frames, and hardware, ACT ceilings and grid, drywall repair and finish, interior and exterior paint, light steel framing, insulation, and FF&E coordination and install.
- Managed trades coordinated. MEP, flooring, glazing and storefront, fire protection, and low voltage through our vetted, pre-qualified subcontractor network.
How we run the job
A single PM is your point of contact. A superintendent is on site for any project above $50K. You get daily reports with photos through your platform of choice, two-week look-ahead schedules, and weekly OAC participation. Punch list closes within 10 business days of substantial completion, and the closeout package lands within 15.
